4206 MACLEOD TR SE – HOLIDAY INN PROPERTY(File: LOC2020-0199): This a land-use redesignation application that proposes to change the designation of this property to allow for:

  • a mixed-use building (e.g apartment building that may have ground-floor commercial uses)
  • a maximum building height of 14 meters (a decrease from the current maximum height of 46 meters on the western portion of the site)
  • a maximum of 173 dwelling units, based on a density of 148 units per hectare
  • the uses listed in the proposed M-X1 designation.

This application is being reviewed against the applicable policies of the Municipal Development Plan (MDP) and the Calgary Transportation Plan (CTP).

NOTE: If this application is approved by City Council, the overall distribution of buildings, building design, mix and size of uses, and site layout details, such as parking, landscaping, and site access will be determined later at the development permit review stage.

4120 1A ST SW (DP LOC2020-0114): A land-use change and development permit has been filed at 4120 – 1A ST SW to allow for:

  • primarily apartment buildings and townhouses Multi-Residential – Contextual Low Profile (M-C1) District
  • a maximum building height of 14 meters, about 3 to 4 stories (an increase from the current maximum of 10 meters) and
  • a maximum of 10.9 units (an increase from the current 2 unit maximum).

This property is currently zoned as Low-Density Residential (R-C2) and the application is to rezone to M-C1. The proposed rezoning represents a complete departure from adjacent properties and would interfere with the current enjoyment of the existing properties in a way that cannot be condoned.  It would upset the delicate balance that was deliberately struck by the Parkhill Stanley Park Area Redevelopment Plan and is strongly opposed by the Parkhill Stanley Park Community Association.

The most effective way to communicate your concerns regarding a development permit is to contact the City directly regarding a development.
